Looking for a Huge Tax Refund ? Buy a Home -- Stop renting now !!

It's kind of hard for me to believe that there are still people that have good paying jobs are still renting.  

Did you know that if you buy, almost the entire monthly mortgage payment is interest which is claimable on your tax return ?  If your mortgage payment if $1,500 / month, that is $18,000 per year.  Almost every dime of that $18,000 is Mortgage Interest Paid in the 1st year of the mortgage payments.  Can you imagine how big of a tax return you would get if you were to be able to claim this on your taxes every year ?  This is One Good Reason why you should be buying a house right now instead of renting.  Guess how much refund you get from paying the same amount of money in rent per year ?  You guessed it -- zero.  So what are you waiting for ?  

This is such a good time to purchase a home.  Prices of homes are slowly rising.  Interest rates are still down low.  If you wait to purchase a home, the prices may rise beyond your ability to purchase.  If you're making between $50-$70 per year, you're in a good income range to purchase your 1st home.  

 

For those of you who already own your home, you should seriously consider renting that home out and purchasing a 2nd home.  The rental market has gone sky high, so its a good time to rent out the home you are currently living in.  You would be surprised how much you could get as a monthly income from the house you're living in.  Let me know the address of the home you are wondering how much you could get for rent, and I will tell you what monthly rent you could ask for.

Who said Realtors don't have a Retirement Plan ? If you're with EXIT Realty, that statement is wrong

You say -- How is it possible to have your Brokerage Firm work for you ?

It is possible with EXIT Realty.  Steve Morris (Founder) designed the compensation plan in such a way that he is able to pay Agents and Brokers (from the Corporate Level) an income (separate from any broker split or agent splits in your office).  

How does he do this ?  As Agents or Brokers, if you are responsible for a Realtor from another Brokerage Firm or a Brand New Agent into the business signs up with EXIT Realty, whatever business that person you recruited into EXIT does, you (as their sponsor) will receive compensation of 10% of the Commission they made on their deal.  This will repeat throughout the year as that person completes transactions.  EXIT Realty's compensation system allows for you to receive as much as $10,000 per year from each of your Recruits that you brought into EXIT Realty.  (Example: If you recruit 5 Agents or Brokers, and each of them did $100,000 worth of commission for the year, you will be paid $10,000 for each of them (in sponsorship residual income).  That comes to $50,000.  

The cool thing about this, is that if you decide to retire with EXIT and not continue working to make money yourself, you will continue to receive residual income from the people you had recruited into EXIT Realty.  Also, this income can be willed to your children (or whomever you wish to will it to).

Attention Renters ** Need Help with finding a RENTAL Now ?

Lately I've been hearing from renters they're having trouble getting Realtors to help them find a place to rent.

 

Either they make an appointment with a Realtor and the Realtor never shows up, or they call a Realtor and that Realtor never gets back to them.  

 

Since I am a Full Time Realtor, I am available to show you rental properties during the day or evenings or weekends.

Renting Home but Landlord Not Paying the Mortgage What to do ?

This situation of families renting a home, and sending rent payments to the owner, and Owner is not paying the Mortgage with the rent check is becoming more and more prevalent. 

The homeowner has found that they can't afford to send the rent check to the bank to make the mortgage payment anymore (for various reasons)--owner's job loss, or income reduction. 

Just this week I've had 2 clients who were in this predicament. 

The 1st client I've been working with is a tenant in Alexandria Virginia.  The owner of the home they're renting told them to stop paying rent because he doesn't own it anymore, so they stopped paying rent.  In October 2010 a Realtor knocked on their door and had a newspaper article in hand stating that this home would be auctioned at the courthouse.  The sale took place at the courthouse steps, but it didn't sell.  However, now it's January 2011, and they are still living in the house....I told them it's only a matter of time before they will get evicted from that house (without being notified).  The Owner of the home will be notified, but he won't notify the tenants because he believes they have already moved out of his house.

Both husband and wife work at the Pentagon, and make great money, but have never bought a house before.  They were hoping to receive an eviction notification, which they would present to the Military and have their Move Paid for by the Military Program.  Of course, with the vicarious position they find themselves in, I explained to them they should be less concerned about collecting money from the military to pay for their move to another house, they just need to get out.  If they don't, they may come home and find all of their stuff by the curb.  They agreed with me, and are now actively pursuing their home buying efforts.

They qualify on just his salary for up to $375,000.  They have decided in order to get a really nice house for the money, they would like to live in Woodbridge, Lake Ridge, Dumfries, Lorton, Springfield, etc.  This way their commute would be straight up Interstate 95 to the Pentagon. 

Their options are endless.  My lender had them pre-qualified in a day.  Feel free to call Larry Justice at 703-980-2051 with McLean Mortgage Corp to see if you could be pre-qualified to buy a home.  If not, a lot of my buyers have found Larry and his partner Hank Bingham at 703-989-5643 very good with going over credit reports and helping to clear up issues that are negative on the credit reports.  Larry Justice VA License # is MLO-4326VA.  To confirm Larry's affiliation with the Mortgage Company type his name in the enclosed Company Directory and you will be able to find him there McLean Mortgage Corp

The 2nd client that just found me through my Activerain Blog that I wrote on Investor Rent to Own is in a similar situation, but not as severe as my 1st client.  The 2nd couple with 5 kids in Ashburn are renting a house for $3,100 per month, and the owner has a ratified contract to sell the home as a short sale.  They will need to wait for the bank to approve the short sale, but in the meantime, my clients need to find another place to live because once the Bank provides approval, 30 days after that the new owner will need to move in. 

According to my initial conversation with this couple, they don't believe they can purchase due to their current credit scores, etc.  In this kind of a situation, I am experienced in finding Rent to Own properties for those clients who have credit issues now, but have good income.  Sometimes all that is needed is a few months before they will be able to get their credit score up to where it needs to be to qualify for the loan.  Some people will need more time (maybe as much as 2 years).  There are no set rules when it comes to Rent to Own -- the terms are whatever the owner and tenant can agree to.  There are still some homeowners who are not in financial straits -- they have the flexibility to agree to a rent to own.

Do I Really Have to Use the Seller’s Lender?

 

I saw this Blog Post and it speaks my sentiments exactly.  This is very unethical of the Sellers to say such things to potential buyers to try to Force their business into their own lender's hands. 

Most of my clients that I have, I have had them working with my lender to get their credit scores up so they can qualify to buy.  This sometimes takes 1 year to get them to this place, and then for this to happen after them working with 1 lender for 1 year, is very unfair practice.  I wish someone would publish an official ruling on this practice being unethical and banning lenders and Realtors from publishing such biased and prejudiced statements as this in the future.

I had prequalified a couple, move down buyers, and they had been busily shopping with their agent.  Out of the blue, I got this message from them:

"We have decided to buy a subdivision home and will be compelled to use the in-house lender."

In California, does a buyer actually have to use a certain lender just because the seller says so?  Short answer-no.

Subdivision agents commonly use this ploy.  They will tell you that your offer cannot be submitted unless you first get prequalified with their approved lender.  Or that certain sales incentives (like cash for closing costs or property upgrades) will be offered only if their select lender is used.  While this is commonplace, it is NOT legal or ethical.

Similar ploys are used on buyers who want to offer on bank owned homes.  You may be told that, not only do you have to get prequalified with a certain lender, but that you also need to submit personal financial information in order to be prequalified.  That's not legal either.

So what can you do if you find yourself if one of these situations and want to use your own mortgage source?  First, make sure you have an agent that it is not the listing agent.  Even on a subdivision purchase, get your own agent. They will work on your behalf to push back against the ploys.  If the seller won't back down, move on to another property.  Your mortgage could be with you for a long time; you deserve to get it through a source you choose.
